Water Heater Repair & Installation
Tank, tankless, gas, electric, heat pump and hybrid. Not every failing unit is worth repairing: the age of the unit and the failed part decide whether another repair makes financial sense.

- Rusty or metallic-smelling hot water
- Rumbling or popping from the tank
- Water pooling around the base of the heater

FAQ
Water Heaters: common questions
Repair or replace?
A tank under 8 years old with a failed part is usually worth repairing. A tank over 12 years old, or any tank leaking from the body rather than a fitting, should be replaced — a leaking tank cannot be repaired, and it will fail completely, usually at the worst moment. Between 8 and 12 years it depends on the part and the price, so ask the plumber to quote both the repair and the replacement and compare the numbers.
Is tankless worth it?
It is if you run out of hot water regularly, want the floor space, or plan to stay in the property long enough to recover the higher installation cost through lower standby losses. It is often not if your existing gas line and venting need substantial upgrades, which is common in older homes and is where the real cost hides. Ask for a quote that itemises any gas-line, venting or electrical work.
How long does a replacement take?
A like-for-like tank swap is typically a half day. Tankless conversions, relocations, or anything requiring gas line resizing, new venting or electrical work run a full day or longer.
What size do I need?
It depends on the number of bathrooms and simultaneous demand, not the number of people. Sizing by household headcount is how people end up with a unit that cannot fill a tub while the dishwasher runs.
